A smarter way to sell
Do I get full, top tier service?
YES
The same hands on service, guidance and attention to detail you would expect anywhere, from the first visit through to closing.
Will my home get maximum exposure?
YES
Marketed across every major platform and promoted where the right buyers actually are, not just listed and left.
Will other agents show my home?
YES
We pay the buyer’s agent a full 2%, the same as any listing in the city, so yours stays just as competitive as the rest.

Here’s how it works
Commission on a $650,000 sale
The buyer’s side is the same 2% they would earn on any listing in the city, which is why other agents keep showing ours. The saving comes out of our half, not theirs. Under $500,000 our side is a flat $4,950 instead of the percentage.

Same syndication a five percent listing gets. Nothing about the fee changes where your home is seen.
Walkthrough video
A real tour is what turns a listing people scroll past into one they book a viewing for. Where a home suits one we produce a full walkthrough with drone footage included, and it goes out across every channel at once.

Buy with me and sell for free
Buy your next home through Rinehart and we list the one you are leaving at no listing fee at all. Here is exactly how that adds up.

We represent you on the purchase. On that deal we are paid by the seller you are buying from, the way every buyer’s agent in the city is paid. It costs you nothing.
Not 2.99%, not 0.99%. Nothing. You still pay 2% to the agent who brings your buyer, because someone has to bring them, and that is what keeps other agents showing it.
Closing dates, bridge financing and possession are handled together by one agent instead of negotiated between two brokerages who have never spoken.
Nothing is owed if you decide not to buy, and the marketing on the free listing is identical to a paid one. Same photography, same video, same portals.

I have used Rinehart Realty for 3 of my house purchases and sales and every time it has been an absolutely amazing experience. Joe is well educated with the market, trustworthy and very honest.
Lindsay PorterThree sales, three times backWe inquired about a walk through over Facebook, and the next minute our house was up for sale. Joe convinced us it was the best time to sell, and one day after listing it had sold well above asking.
Sandy SSaved $13,065 in commissionJoe is one of those agents that lives up to his word and will never overpromise on things he knows he cannot deliver. He understands why sellers are not comfortable paying high commission.

Yes. Two percent of it goes to the agent who brings the buyer, and 0.99% is ours. There is no marketing fee, no admin fee and no photography fee on top of it. On a home under $500,000 our side becomes a flat $4,950 instead of the percentage, plus the same 2% to the buyer’s agent.
Nothing on the marketing side. You get HDR photography, drone, floor plans and measurements, a listing on MLS and REALTOR.ca, syndication out to HouseSigma, Zoocasa, Zolo and Zillow, paid Facebook and Google advertising, and both public and agent open houses. Homes that call for a full walkthrough video get one at no extra charge. The discount comes out of what the brokerage keeps, not out of what your home gets.
They will, because the buyer’s agent is paid the full 2% they would earn on any other listing in the city. Agents who avoid discount listings are avoiding the ones that cut the buyer side. We do not, and that is deliberate.
If you buy your next home through us, we list the one you are leaving with no listing fee at all. You still pay the buyer’s agent on your sale, because someone has to bring that buyer, but our side drops to zero. Both moves are handled by one agent on one timeline.
Usually inside a week. The valuation visit and the listing agreement can happen the same day, photography is normally booked within two or three days, and the listing goes live the day after the photos come back.
No commission. The fee is paid on closing out of the sale proceeds, so if the home does not sell there is nothing to pay us. The one thing we do ask for is the marketing back: if you cancel the listing before it sells, the money actually spent on it, the photography, the drone and any advertising that has run, is reimbursed. It is what was spent and not a penalty, the figure is in the listing agreement before you sign it, and we would far rather tell you the price needs revisiting than watch a listing expire.
