Two percent of it goes to the agent who brings your buyer. The other 0.99% is ours. That is the whole of it, and this page is where the number is taken apart rather than asserted.
Two minutes in his own words above, and anything it does not answer comes straight to the office. No obligation, and nothing is committed to until you say so.
Where it goes
Two Numbers,Not One
Almost nobody selling a home is told how a commission divides, which is why a lower one sounds like a worse one. Here is the whole of it.

*For properties sold under $500,000, sellers are charged a flat rate of $4,950 plus 2% to the buyer’s agent.Figures are the commission on the whole sale, both sides included, before HST. Nothing is owed until it closes.
There are cheaper ways to list a home in London. Most of them are cheaper because something has been taken out. Here is what is in ours and what is not in the bill.
A full 2% to the buyer’s agent
This is the one most discount and flat fee models quietly cut, and cutting it is what costs you showings. Other agents see the same 2% on our listings that they see on everyone else’s, so yours stays exactly as competitive.
The same marketing, not a smaller version
HDR photography, drone, floor plans, virtual staging, MLS and every portal, paid social and Google, open houses. The saving comes out of what the brokerage keeps, not out of what your home gets.
No fee before it sells
Nothing up front and nothing if it does not sell. The commission comes out of the proceeds on closing and not a day before.
No marketing, admin or photography fee
The 2.99% is the total commission. There is no tier above it, no upsell at the appointment and no line added to the bill later.
No penalty for cancelling, only the marketing back
If you cancel before it sells we ask to be reimbursed what was actually spent on the listing: the photography, the drone and any advertising that has run. At cost, nothing on top, and the figure is in the agreement before you sign it.
No franchise fee inside your commission
We are independent, so there is no head office percentage and no franchise levy sitting inside what you pay. That is where the difference comes from.
*Two percent of every commission goes to the agent who brings your buyer, whoever you list with. Under $500,000 our side is a flat $4,950 rather than a percentage.
Questions
Frequently Asked Questions
Is 2.99% really the whole commission?
Yes. Two percent of it goes to the agent who brings the buyer, and 0.99% is ours. There is no marketing fee, no admin fee and no photography fee on top of it. On a home under $500,000 our side becomes a flat $4,950 instead of the percentage, plus the same 2% to the buyer’s agent.
What do I give up for the lower fee?
Nothing on the marketing side. You get HDR photography, drone, floor plans and measurements, a listing on MLS and REALTOR.ca, syndication out to HouseSigma, Zoocasa, Zolo and Zillow, paid Facebook and Google advertising, and both public and agent open houses. Homes that call for a full walkthrough video get one at no extra charge. The discount comes out of what the brokerage keeps, not out of what your home gets.
Will other agents still show my home?
They will, because the buyer’s agent is paid the full 2% they would earn on any other listing in the city. Agents who avoid discount listings are avoiding the ones that cut the buyer side. We do not, and that is deliberate.
How does buy and sell for free work?
If you buy your next home through us, we list the one you are leaving with no listing fee at all. You still pay the buyer’s agent on your sale, because someone has to bring that buyer, but our side drops to zero. Both moves are handled by one agent on one timeline.
How long does it take to get on the market?
Usually inside a week. The valuation visit and the listing agreement can happen the same day, photography is normally booked within two or three days, and the listing goes live the day after the photos come back.
What if my home does not sell?
No commission. The fee is paid on closing out of the sale proceeds, so if the home does not sell there is nothing to pay us. The one thing we do ask for is the marketing back: if you cancel the listing before it sells, the money actually spent on it, the photography, the drone and any advertising that has run, is reimbursed. It is what was spent and not a penalty, the figure is in the listing agreement before you sign it, and we would far rather tell you the price needs revisiting than watch a listing expire.
