The overview

What It Is ActuallyLike to Live Here

Old North is the stretch of central London between the university and downtown, and it is the closest thing the city has to a neighbourhood people move across town to get into. The streets are lined with early twentieth century houses on lots deeper than anything built since, under a tree canopy old enough that the whole area is a good ten degrees cooler in August than the subdivisions north of it.

It is walkable in a way most of London is not. Western University, University Hospital, Richmond Row and Gibbons Park are all inside fifteen minutes on foot, which is why it holds a mix of professors, doctors, families who wanted a garden without leaving the middle of the city, and a steady trade in restored century homes.

It is not cheap, and it is not for everyone. The houses are old, which means character and also knob and tube, plaster, and the kind of maintenance schedule a 2015 build does not have. Anybody buying here should be budgeting for a house, not just paying for one.

Where it starts and stops

Roughly Oxford Street East to the south, Adelaide Street North to the east, the Thames and Richmond Street to the west, and the Huron and Grosvenor area to the north. Residents will argue about the edges and they are entitled to.

Who it suits

  • Buyers who want to walk to work at Western or University Hospital
  • Families who want a deep garden without leaving central London
  • Anybody restoring a century home rather than avoiding one
  • Professionals who would rather be ten minutes from downtown than thirty

The housing

What You Buy in Old North

Century detached

The bulk of it. Two and three storey, brick, most between 1,800 and 3,200 sq ft, on lots that run deep to a rear lane or a garden nobody has subdivided.

Restored and updated

Wiring, insulation, kitchens and baths brought forward while the trim, staircases and windows were kept. These carry the top of the range and they sell fastest.

Original condition

Priced for the work. Knob and tube, single glazing and a furnace with a story. Good value if you know what you are taking on.

Converted and student let

Closer to the Western edge. Strong yields, more wear, and worth checking the rental licence before anything else.

What is changing

Plans, Developments andThings Worth Knowing

The part most area guides leave out and buyers ask about first. Anything with a date on it is worth checking against the city before you count on it.

Ongoing

Western and the hospital keep growing

Both are among the largest employers in the city and both are immediately north of the neighbourhood. Every expansion adds staff who would rather walk to work, and that is the demand Old North has been running on for forty years.

Richmond Street and the Row

The stretch between the university and downtown continues to fill in with independents and mid rise. Good for walkability, and worth watching if you are buying on Richmond itself rather than a street off it.

Current policy

Infill and additional units

London permits additional residential units on most low rise lots, which on a deep Old North lot can mean a coach house or a basement suite. Rules and permits change; check the current bylaw for the specific address before you count on it.

Heritage and character

Parts of central London carry heritage listings or conservation district rules that affect what you can change outside. Not all of Old North does, and it is address by address rather than street by street.

Times are from the middle of the neighbourhood and are ours rather than anybody official. Traffic, term time and the weather all move them.

Buying in Old North and selling too?
Buy With Us & Sell For Free

Buy your next home in Old North through Rinehart and we list the one you are leaving at no listing fee at all. Here is exactly how that adds up.

Buy with me and sell for free
  1. 01

You buy your next home with us

We represent you on the purchase. On that deal we are paid by the seller you are buying from, the way every buyer’s agent in the city is paid. It costs you nothing.

  2. 02

Our listing fee on your old home goes to zero

Not 2.99%, not 0.99%. Nothing. You still pay 2% to the agent who brings your buyer, because someone has to bring them, and that is what keeps other agents showing it.

  3. 03

Both moves run on one timeline

Closing dates, bridge financing and possession are handled together by one agent instead of negotiated between two brokerages who have never spoken.

  4. Nothing is owed if you decide not to buy, and the marketing on the free listing is identical to a paid one. Same photography, same video, same portals.

Questions

Old North, Answered

  • What is Old North like to live in?

Quiet, treed and walkable. It is central London without being downtown: the houses are large and set back, the streets are residential, and Western, University Hospital, Richmond Row and Gibbons Park are all inside a fifteen minute walk. It is one of the few parts of the city where people genuinely do not need to drive every day.

  • How much does a house in Old North cost?

Most detached homes trade between roughly $700,000 and $1.4 million depending on size, condition and how much of the original detail survives. Restored century homes carry the top of that range and sell quickly; houses in original condition sit lower because the buyer is taking on the work. These are estimates rather than board statistics, and the honest answer for any particular street is that we would look at what has actually sold on it this year.

  • Are the houses in Old North old?

Mostly, yes. The bulk of the housing stock is between about 1900 and 1940, with infill either side. That means character, plaster, high ceilings and deep lots, and it also means knob and tube wiring, single glazed windows and heating systems that are somebody’s ongoing project. Budget for a house rather than just paying for one, and get a proper inspection.

  • Is Old North good for families?

It is one of the more popular parts of London for exactly that reason. The lots are deep, Gibbons Park is on the edge of the neighbourhood, and the school catchments are a large part of why people move in. Check the boundary for the specific address rather than the street, because catchments do move.

  • Can I walk to Western University from Old North?

Yes, and a lot of people do. From the middle of the neighbourhood it is roughly fifteen minutes to the south end of campus, and University Hospital is a similar walk. It is the single biggest reason the area holds its value the way it does.

  • How do I find out what my Old North home is worth?

Ask us for a free evaluation. Old North is not a neighbourhood an automated estimate handles well: the range between a restored century home and an untouched one on the same street can be a couple of hundred thousand dollars, and no algorithm can see which yours is. We come and look, then give you a number built on what has actually sold nearby.
