Rinehart RealtyFree Home Evaluation

Selling with Rinehart

Our Premium ListingServices for 2.99%.

Ten services on every listing, whatever your home is worth. No packages to pick from, no upgrades, and nothing added to the bill later.

Our services include

01

A free home evaluation

A walk through the house and an honest number.

Built from what has actually sold on your street this year rather than a postcode average, and delivered in person so you can ask about the parts that do not fit a spreadsheet. There is nothing to sign at the end of it and no obligation to list.

02

Professional photography

Shot by the best photographer in London, not by an agent with a phone.

Full HDR on every room, lit and edited properly. It is the biggest single reason a listing gets clicked on a portal full of other listings, and it is the one thing sellers most often find has been quietly cut from a cheaper fee.

03

Aerial drone photography

The lot, the roof, the garden and the street it sits on.

Photographs from the ground cannot show a buyer how big the yard is or how the house sits on its block. Drone work answers both before anyone books a viewing, and it is included on every listing rather than offered as an upgrade.

04

Floor plans and a 3D tour

Measured, drawn to scale, and walkable from the sofa.

A buyer who can see how the rooms connect books a viewing knowing what they are coming for. It saves you the showings that were never going to work and brings the ones that were.

05

Virtual staging

We furnish the photographs instead of your living room.

Traditional staging is rental furniture, a fortnight of strangers moving your things and a few thousand dollars before the house has sold anything. We do it on the images, where buyers meet the home first anyway, and every staged photograph is labelled as staged on the listing.

06

Cinematic video tour

A proper walkthrough, where the home calls for one.

Some houses are made for video and some are not, so we talk it through at the appointment and tell you honestly which yours is. When it suits one it is produced properly, drone included, and it costs you nothing extra.

07

MLS, REALTOR.ca and every portal

Live the day the photographs land.

On the board first, then out through IDX to HouseSigma, Zillow, Zoocasa, Zolo and Kijiji, and onto your own listing page here with the full gallery and the tour. One link to send anyone who asks.

08

Paid social and Google advertising

In front of buyers who have not thought to search yet.

Facebook and Instagram targeted at London and out to the GTA, Google ads in front of people already searching your street, and the tour on YouTube where it keeps getting found months later. Budget behind it, not just a post.

09

Open houses, showings and offers

The unglamorous half, which is where sales are actually lost.

Public and agent open houses hosted rather than unlocked and left. Every showing booked and followed up, with the feedback passed on honestly rather than summarised once a week. And when the offers come, they are worked rather than presented.

10

Closing and lawyer coordination

Somebody minding the last six weeks, which is the part that goes wrong.

Conditions tracked to their dates, the lawyers given what they need when they need it, and the financing, insurance and title work chased so none of it lands on you. Our virtual legal platform keeps the paperwork moving, and the commission comes out of the proceeds on closing day and not a moment before.

If you list with us

How It Works, Step by Step

About six weeks on an average sale, with the same agent looking after you from the first visit to the day you hand over the keys.

  1. 01

    We come and see it

A walk through the house and an honest number, built from what has actually sold on your street this year rather than a postcode average. Free, and there is nothing to sign at the end of it.

  2. 02

    We get it ready

What to fix, what to leave, and what is not worth the money. Then a clean up before the photographer, and the staging happens afterwards on the pictures rather than in your living room.

  3. 03

    Coming soon

The listing goes out to our own buyers and to the agents who work your area before it hits the board, so there is interest waiting on day one instead of building from nothing.

  4. 04

    It goes live everywhere

MLS and REALTOR.ca the day the photographs land, then out to every portal buyers actually use, with paid social behind it and open houses to follow.

  5. 05

    Showings, feedback, offers

Every viewing booked and followed up, and you hear what people actually said rather than a weekly summary. When the offers come we negotiate them properly.

  6. 06

    Through to keys

Conditions tracked, the lawyers given what they need, and the closing managed to the day. The 2.99% comes out of the proceeds then, and not before.

Personalized Video Tours
For Your Home

A real tour is what turns a listing people scroll past into one they book a viewing for. Where a home suits one we produce a full walkthrough with drone footage included, and it goes out across every channel at once.

  • YouTubeFull length tour on the channel, indexed by Google
  • InstagramReels and stories, cut vertical from the same shoot
  • FacebookOn the page and behind paid local targeting
  • REALTOR.ca and MLSEmbedded on the listing itself, where buyers already are
  • Your listing pageTop of rinehartrealty.ca/listings, the link you send people

Your listing goes out to every one of these

Same syndication a five percent listing gets. Nothing about the fee changes where your home is seen.

Virtual staging

We Stage the Photos,Not Your Living Room

Traditional staging is rental furniture, a fortnight of strangers in your house and a few thousand dollars before anything has sold. We do it on the photographs instead, where buyers meet the home first.

It is free, it is included, and it is entirely optional. Every listing is shot by the best photographer in London and most homes never need it. It is there for the awkward room, the one that will not photograph empty, and for the peace of mind of being able to put something right without going back for a second shoot.

BeforeVirtually staged

Every staged image is labelled as virtually staged on the listing. It is a marketing tool and not a trick, and buyers are told exactly what they are looking at.

Questions

Frequently Asked Questions

  • What is actually included in the 2.99%?

All of it. The valuation, the photography, the drone, the floor plans, the virtual staging, the coming soon campaign, MLS and every portal, the paid social and Google advertising, the open houses, the negotiation and the closing arrangements. There is no marketing fee, no admin fee and no photography fee on top of it.

  • Is there really no upselling?

None. The 2.99% is the total commission and we do not add to it. If something is not included we will tell you before you sign rather than invoice you for it afterwards.

  • How does it work on a home under $500,000?

Below $500,000 our side becomes a flat $4,950 rather than a percentage, plus the same 2% to the agent who brings your buyer. The two ways of charging meet exactly at $500,000, so there is no jump either side of it.

  • Will other agents still show my home?

They will, because the buyer’s agent is paid the full 2% they would earn on any listing in the city. This is the one place a lot of discount and flat fee models cut, and cutting it is what quietly costs you viewings. We do not, and that is deliberate.

  • Do I need to stage the house?

No. We stage the photographs instead, which is what buyers see first anyway. You do a tidy up before the photographer comes and that is the whole job. No rental furniture, no stagers walking through your house, and no bill for either.

  • Does every home get a video tour?

Not automatically. Video suits some homes far more than others, so we talk about it at the appointment and tell you honestly whether yours is one of them. When it is, it is included.

  • How are you cheaper than a franchise brokerage?

We are not paying franchise fees or a head office percentage, and we run the brokerage on our own technology rather than somebody else’s licence. That saving is real and it goes back into the fee rather than into a sign.

  • Where do you work?

London first, and across St. Thomas, Woodstock, Strathroy, Dorchester, Komoka, Kilworth and Mount Brydges. If you are not sure whether you are in it, ring the office and ask.

  • What if it does not sell?

No commission. The fee is paid on closing out of the proceeds, so if the home does not sell there is nothing to pay us. We will also tell you honestly if the price needs revisiting rather than waiting out the listing period.

  • What happens if I cancel the listing early?

We ask for the marketing back. Not a cancellation fee and not a percentage of anything, but the money actually spent on the listing: the photography, the drone work, the floor plans and any advertising that has already run. It is reimbursed at what it cost, the figure is set out in the listing agreement before you sign it, and it is the only thing you could ever owe us on a home that does not sell.
