Now taking on agents

Keep More of WhatYou Already Earn

An independent London brokerage with its marketing, its technology and its administration built in house. No franchise fee coming off the top, no desk to pay for, and no month where the overhead arrives before the commission does.

What you keep

Three Ways to Work Here,All of Them in the Open

Nothing is negotiated in a back room and nobody is on a better deal for having asked louder. Pick the one that matches where you are.

Newly licensed, or first two years

Starting out

70 / 30

No monthly fee

Mentoring on every file, your listings shot and marketed the same as everyone else’s, and no desk fee to cover before you have closed anything.

  • Every trade reviewed with Joe
  • Full marketing on your listings
  • No monthly or desk fee

A steady book of your own

Established

85 / 15

No monthly fee

The split most of the team is on. Everything above, without the file by file review, and the office handles the administration end to end.

  • Administration handled by the office
  • In house marketing on every listing
  • Leads routed from the site

Twenty trades a year and up

High volume

100%

Flat monthly

A flat monthly fee and you keep the commission. For agents whose volume means a percentage split stops making sense for either of us.

  • Keep the whole commission
  • Same marketing and administration
  • Capped, predictable cost

Splits are on the brokerage side only. What the buyer’s agent is paid on a trade is the same here as anywhere in the city.

What comes with it

The Things That UsuallyCome Out of Your Side

  • No franchise fee inside your split

We are independently owned. There is no head office percentage, no national levy and no brand fee coming off the top before the split is worked out. That is the whole reason the numbers below are what they are.

  • Marketing built in house, not bought in

The photography, the campaigns, the listing pages and the technology behind them are run by our own team. You are not buying a marketing package on top of your desk fee, and a change to any of it happens the same week rather than the next quarter.

  • A virtual office, not a desk you pay for

No storefront, no commute to sit at a desk somebody is charging you for, and no month where the overhead arrives before the commission does. The office runs on its own systems and you run your book from wherever you are working that day.

  • The paperwork is somebody else’s job

Trades, SPIFs, conditions, lawyers and closings are tracked by the office on our own platform. You are not the one chasing a lender for a status update at nine at night.

  • Leads from a site that is actually built

Neighbourhood pages, a listing page for every trade, property alerts, the evaluation funnel and paid campaigns behind all of it. Enquiries are routed to an agent rather than to a switchboard.

  • A broker who still sells

Joe is on his own listings every week, which means the person setting the policy is the person living with it. If something about how we work does not survive contact with a real deal, it changes.

Who you would be working with

A Small Team, on Purpose

We are not trying to be the biggest brokerage in London. A small team is what lets every seller work directly with their agent and every agent get an answer the same day.

Three Steps, and You Can Stop at Any of Them

  1. 01

    A conversation, not an interview

Half an hour with Joe about what you are doing now and what is getting in the way of doing more of it. Nothing is asked of you and nothing is signed.

  2. 02

The numbers on your own book

We work out what last year would have looked like here, on your actual trades rather than on an average. If it is not better, we will tell you.

  3. 03

    Transfer, handled for you

RECO, the board, your listings and your pending trades. The office does the paperwork and the aim is that nothing in flight is disturbed.

In confidence

Have a conversation with Joe.

Half an hour, no obligation, and nothing said in it goes any further. If you would rather just see the numbers on your own book first, say so in the message and that is what you will get back.

Or call the office directly on (519) 601-6199

Send us a message

Fill this in and we will get back to you, usually the same day.

Questions

What Agents Ask

  • Do I have to bring a book with me?

No. Agents join here at every stage, including straight out of licensing. What matters more is whether you want to work the way we work, which is honestly and with the fee argued in the open.

  • Who owns the leads?

Enquiries from your own listings are yours. Enquiries from the site are routed by area and by who is available, and where they go is visible to everyone rather than decided quietly.

  • Does the 2.99% mean I earn less per deal?

On the listing side our brokerage share is smaller, and the volume is what makes it work: a fee people repeat to their friends brings more listings than a fee they resent. On the buying side nothing about our model changes what you are paid.

  • Am I expected to sell it on price?

No. The fee is the reason a lot of sellers call, and it is not the reason they list. The argument this brokerage makes is that nothing has been taken out, and that only holds if the work is done properly.

  • What does the technology actually mean?

A portal where your trades, your SPIFs, your checklists and your listing pages live in one place, built and changed in house. No separate CRM subscription, no third party listing page tool, and no waiting on a franchise for a feature.

  • How long does a transfer take?

Usually a couple of weeks once the paperwork is in. The office does it and works around your pending trades rather than the other way round.
